Corporate Experience

PM Services has over 24 years of experience in providing public works operations and maintenance.  It currently provides facilities operations and maintenance for over 5.5 million square feet of government office buildings and military facilities. It was selected for sole source awards for operations and maintenance and commercial facility management at several sites. Each of these contracts demand round-the-clock responsiveness and in many instances this means 24/7 on-site operation of the facilities.  PM Services performs all planning, programming, administration, management and performance execution necessary to provide preventive maintenance, repairs, operations and service calls, including routine, urgent and emergency responses.  AV Bryan Federal Courthouse, VA

PM Services employs computerized maintenance management systems (CMMS) for all of its federal facilities contracts.  There are several such systems and we are familiar with most of the general accepted packages – including MAXIMO, ACCESS 97, Ms2000, and Defense Medical and Logistics Services System (DMLSS), the automated facilities management system specifically designed for hospitals to meet the strict Joint Commission on Accreditation of Healthcare and accommodate all requirements related to warranties, scheduled preventive maintenance, the generation and execution of work orders for service calls, equipment repairs, emergency response and virtually every other aspect of the service delivery demand for the facilities under its responsibility.  Additionally, such systems are an invaluable aid in the compilation of historical data, the preparation of required reports, deliverables and other required as contract data items.  PM Services performs all logistic and administrative services required to support the operations and maintenance services at each of its facilities, including purchasing needed material, stocking, inventory, product use and distribution and an array of specialized services.  By virtue of the depth and breadth of most such contract obligations, PM Services has complied operational status presentations, budgetary tracking and planning, not to mention recordkeeping across an expansive code of mandated specifications and the preparation of normal correspondence.  Each contract on-site office purchases materials and supplies required to perform site services, tracks and prepares payroll and human resource requirements remaining in consistent, if not continual communication with the appropriate staff at the corporate headquarters.  However, aside from site dedicated company purchase cards, or purchase order acquisitions, all company financial transactions are handled by the Vice President of Finance at the corporate offices in Florida.

Minot AFB Hospital
  • Medical Treatment Facility, Minot AFB, ND.  PM Services Company received citation by the government for on-site management and site staff’s outstanding performance in the nine years the Company had contracts for the O&M. Among services provided during the nine years of contract services were operations and maintenance of specialized operational components such as the one-pass air handling and distribution systems, maintenance of sequential negative air pressure clinics and laboratory settings, and the collection, handling and disposal of bio-medical and hazardous waste. .

  • Defense Information Services Agency, LA
  • Defense Information Services Agency (DISA) Slidell, LA.  PM Services provided Commercial Facility Maintenance (CFM) for over six years.  The DISA facility was designated an “A” building – a secure facility, requiring SECRET clearances for all personnel.  In addition to providing operations and maintenance for all systems and equipment within the facility including highly sensitive environmental areas, custodial services, landscape/grounds maintenance of 10+ acres, PM Services managed the armed security guard operation.  PM Services was cited for working side by side with agencies providing emergency services during the Katrina Disaster; PM Services site employees stayed 24/7 sleeping on cots, washing clothes for emergency personnel and helping to serve meals even though their own homes were in harm’s way.

  • In 2005, PM Services completed an O&M contract for the Cohen/Switzer Federal Buildings, Washington DC.  Two buildings totaling over 1,600,000 sq ft. housing a variety of Federal Government tenants including the 24/7 operations of the Voice of America.  The VOA maintained an assortment of studios which demanded critical air conditioning requirements of their equipment.  The Company enjoyed an outstanding reputation with the General Services Administration in the operations of the building, and received numerous commendations from its customer and the tenants for its customer services.

  • In 2005, PM Services completed an O&M contract for the Cohen/Switzer Federal Buildings, Washington DC.  Two buildings totaling over 1,600,000 sq ft. housing a variety of Federal Government tenants including the 24/7 operations of the Voice of America.  The VOA maintained an assortment of studios which demanded critical air conditioning requirements of their equipment.  The Company enjoyed an outstanding reputation with the General Services Administration in the operations of the building, and received numerous commendations from its customer and the tenants for its customer services.   The first major contract received by the Company was for military family housing at the Navy Defense Supply Depot, Barstow, CA.   In 1995 PM Services was contracted to provide military family housing maintenance at the Naval Air Station, New Orleans, LA.  and successfully completed its contract in 2000.    PM Services successfully completed a contract for military family housing maintenance at the Naval Air Station, Meridian, MS. and was awarded an additional three years sole source.  Services included change of occupancy, maintenance, repair and alteration services for 512 single and multiple family housing with over 1,000,000 sq ft of buildings under roof.  Site staff maintained an outstanding relationship with the government contracting activity and government facilities managers, as well as the tenants and occupants.  Both air stations have privatized their military family housing.

  • Meridian MFH
  • In 2002, PM Services was awarded three new contracts by GSA for commercial facilities maintenance: the FBI Washington Field Office in Washington DC and Albert V. Bryan Federal Courthouse in Alexandria, VA., and the E. Barrett Pretty man Federal Courthouse in Washington DC. A fifth contract was awarded for mechanical operations at the Franconia Warehouse in Virginia. All contracts were awarded through competitive bidding.  Both courthouses have received international coverage due to the types of cases; i.e., the Moussaoui trial was held at the Albert V. Bryan Federal Courthouse requiring severe security procedures.  PM Services received special recognition by the U.S. Marshalls for its cooperative participation in the tense operations during this critical time.

  • FBI Washington
  • In October 2003, PM Services was awarded sole source the 24/5 mechanical operations contract for the General Services Administration Headquarters Building in Washington DC. 

  • PM Services has had several contracts for boiler, chiller and central heat plant operations and maintenance:  boiler operations and maintenance at the Blue Grass Army Depot in Lexington, Kentucky, the central heat and chiller plants at McGuire AFB in New Jersey, and the central heat plant at Minot AFB, North Dakota.

  • Heat Plant MCGuire

Since its beginning in 1986, PM Services has contracted with the Navy at the Long Beach Naval Shipyard and Station for maintenance of all food service equipment at five cafeterias on the base, as well as the boiler and HAC equipment.  Additionally, the Company had contracts with the Los Angeles County Metropolitan Transit Authority for the maintenance of electrical and mechanical equipment serving the first subway system from Los Angeles-Long Beach, the Blue Line; maintenance of the food service and AC equipment at March AFB Hospital for the Air Force, commercial facility maintenance of the stations along the Metrolink Light Rail System in the San Fernando Valley for the City of Los Angeles Department of Transportation; O&M of two border stations with Mexico, Otay Mesa and Calexico, and the San Diego Federal Building and Historic Courthouse for GSA, Region 9; O&M of the entire physical plant for the Order of Carmelite Sisters at Santa Teresita Hospital in Monrovia, CA; and various small contracts for maintenance and repair of equipment such as commercial bus lifts for a French company and roasting equipment for a company growing, developing and distributing highly prized pistachio nuts.
